Quitclaim Deed

In Hawaii, a Quitclaim Deed, is a Deed that conveys ownership interest in Real Property, whereby the Grantor doesn’t covenant or guarantee that the Grantor owns the property and the Grantee has no warranties from the Grantor that the title is free and clear of encumbrances.

Quitclaim Deeds are usually used between family members, Marriage, Divorce, transfers to and from a Trust, when gifting property for no monetary value, corrections to title errors, and in situations where concerns regarding a free and clear title and ownership of the property are not at issue.
